How We Acquire and Structure Projects

TFB Real Estate Network evaluates and integrates projects across four core categories: Residential, Commercial, Institutional, and Industrial. Depending on the requirement, our intervention spans across our six pillars of vertical integration, from land sourcing to marketing.

To protect investor capital and ensure strong execution, every project must pass a rigorous three-stage onboarding process.

Phase 190 to 180 days

Letter of Intent (LOI)

The Viability Filter

The LOI is a formal expression of interest from a Land Owner or Project Owner that initiates our internal review process.

We set expectations clearly from day one. We reject 80% to 90% of all LOIs we receive.

An LOI is not a guarantee of funding or partnership. It allows our viability team to study the project and present it to our fund utilization team.

If the project does not meet our strict financial or operational standards, the LOI is cancelled.

Phase 290 to 180 days

Memorandum of Understanding (MoU)

The Structuring Phase

We only proceed to an MoU if the viability report is positive and the capital is cleared.

We map the project across our six pillars of development, define the scale, assign the required co-developers, and build the operational strategy.

We structure the specific financial benefits for the owner during this phase.

The owner cannot alter the project or negotiate with third parties while we structure the deal. Strict exclusivity is required.

Phase 3Binding execution stage

Final Agreement

Execution and Deployment

The LOI and MoU phases collectively take up to one year to properly filter, study, and structure a project.

The Final Agreement locks in the exact legal liabilities, financial terms, and revenue models discussed during the MoU stage.

Once this document is signed, we deploy the capital, mobilize the co-developers, and officially integrate the asset into the TFB Network portfolio.
